Guide for first time Landlords

Are you ready?
It is important as a first time Landlord that you are sure about your decision to let your property as all our tenancies are a minimum of 6 months. Letting your property is a big decision.

Furnished or Unfurnished?
For all properties there are safety standard regulations you must adhere to. Should any item become unfit for purpose during a tenancy please  bear in mind a like for like replacement may be required. It is also important to note if you are offering furnished accommodation you will need additional insurance to cover your contents. This is something we’d be more than happy to help you with.

Safety
By law the landlord must comply with fire, gas, electric regulation and provide a prospective tenant with the relevant certificates prior to them taking occupation. We can arrange all this for you to ensure all checks are carried out on a regular basis. We will also ensure your property has the correct amount of smoke alarms and will test them each time we carry out an Inspection to ensure they are in good working order.

Finding a Tenant
At Roy Peters, we believe that getting the best tenant from the beginning is paramount to a successful tenancy, which is why we fully check all potential tenants.

Inventory
You will be provided with a detailed inventory to give you peace of mind that your property will be left in a acceptable condition based on the duration of the tenancy.

Insurance
It is also vital that you get Landlord’s insurance cover as most standard household policies will not provide the protection you require.
